1-year guarantee – Finishing
From the official completion date, a 1-year guarantee applies to visible finishing defects.
Examples include:
- Loose tiles
- Paint issues
- Doors or windows that do not close properly
- Minor electrical defects
The developer or contractor is required to repair these defects at no cost.
3-year guarantee – Habitability
For 3 years, you are protected against defects that affect living comfort.
For example:
- Damp issues
- Insulation or ventilation defects
- Problems with water, gas or electrical installations
In short: everything that affects safe and comfortable living in your home in Spain.
10-year guarantee – Structural safety
The most important protection is the 10-year guarantee on the structural elements of your property.
This includes:
- Foundations
- Load-bearing walls
- Beams and floors
- Other essential structural components
This coverage is legally required through the mandatory Seguro Decenal (ten-year insurance), which developers in Spain must take out. This ensures long-term protection against serious structural defects.
